October 3, 2007 Dear Neighbor, The Silver Hill Neighborhood Association has received notification that the owners of 2000 Gold Avenue have requested a zone change and building permit to construct a four-story building that would contain 51 dwelling units and a parking garage. These two former residential lots are now a parking lot located on Gold Avenue between Terrace and Buena Vista. The proposed building would span the entire parcel and be four stories high. They are also proposing to remove the planting strips on Gold, Buena Vista and Terrace, allowing them to use what is now public right-of-way so that the building can be at least 10 feet wider. This is the first significant zone change request in the Silver Hill Neighborhood in many years. Most of the surrounding lots allow for up to 4 dwelling units per lot (24 dwelling units per acre). This would be 51 dwelling units on two lots (approximately 130 dwelling units per acre), and would be the only development of this magnitude in the entire Southeast quadrant of the city. The Silver Hill Neighborhood Association Board of Directors would like input from residents and property owners regarding this request. If you have any questions, comments, or concerns please come to the regular monthly board meeting on October 8, 2007 at 7:00 pm, at Heights Community Center. This will be a short informal meeting for residents and property owners to discuss the project. At that time, we can get some idea about how the community wants to respond to this request. The Board wants to make sure that everyone impacted understands the project and has an opportunity to comment and ask questions. There will a more formal opportunity to make public comments for the record during a facilitated meeting with the agent and owners of this property on October 9, 2007 at 7:00 pm at Heights Community Center. There is a public hearing process at the Environmental Planning Commission hearing on October 18.
